We take sites from raw acreage to fully developed, shovel-ready condition — entitlements, permitting, grading, access, and critical infrastructure — handling the work in-house so projects move without waiting on anyone.
Energy is where projects win or lose. We develop multi-gigawatt generation behind the meter — natural gas, solar, and wind, with redundancy engineered throughout — delivering highly competitive energy economics, independent of grid constraints and timelines.
Water is the constraint most sites ignore. Ours sit above floodplains and run on reclaimed and non-potable supply with advanced reuse systems — sustainable sourcing that supports operations at scale without burdening local resources.
Every site is selected for fiber from day one — carrier-neutral access with diverse, redundant routes into Tier 1 and Tier 2 networks — so connectivity is an advantage built into the land, not an afterthought.

In the Permian Basin, Tobosa has assembled one of the few remaining large-scale development opportunities in the region — a contiguous, hyperscale-ready platform combining land control, scalable power, firm natural gas, abundant water, and diverse long-haul fiber, engineered for rapid deployment at highly competitive energy costs.
A clear path to more than 1.5 GW of scalable power — high-voltage switchyard and substation access, plus behind-the-meter natural gas generation with on-site fuel delivery under upstream agreements.
Groundwater permitted up to 4 million gallons per day, with infrastructure already operational — a constraint most sites never solve, solved before groundbreaking.
